BSCR (Business and Structured Capital Ratio) mortgages are evaluated based on the property's income and rent roll — specifically the cash flow remaining after mortgage payments and taxes. This is also known as Debt Service Coverage Ratio (DSCR) underwriting.
Unlike conventional mortgages that rely heavily on personal income documentation, BSCR products qualify borrowers based on the property's ability to service its own debt. A property generating $3,000/month in rent with a $2,000/month mortgage payment has a DSCR of 1.5x — well above the typical 1.0x–1.25x threshold.
